Additions to the SVN Innovative Commercial Advisors Policies and Procedures
In accordance with the NYS Government Amendment Section 442-h, SVN Innovative Commercial Advisors policies and procedures are as follows.
PROSPECTIVE CLIENTS/CUSTOMERS - IDENTIFICATION
First and foremost, the safety of the Salespersons, Associate Brokers, and Employees is an absolute priority while working inside and outside of the offices. It is the policy of the brokerage that we do not ask for personal identification
from our clients and customers, current or prospective. Please ask the advice of the staff, ownership or an experienced agent to familiarize yourself with the safety plan.

BROKER BUYER AGREEMENTS
SVN Innovative Commercial Advisors does mandate, as of August 17th, 2024 for ALL buyers to sign a broker agreement to be able to tour a property or properties.
The time-frames may vary per wants and desires of the buyer and customers by demonstrating competence and professionalism while working with us. A buyer wishing to tour properties with one of our Agents may sign a form establishing a buyer/agent relationship. To learn the different types of forms please discuss with one of our agents who can explain the difference.

REQUIREMENTS FOR PRE-APPROVAL/PRE-QUALIFICATION
At SVN Innovative Commercial Advisors, we believe the best way to establish rapport and customer satisfaction is to meet the client/customer at the requested property. Within the beginning stages of a business relationship and/or substantive contact, we encourage all buyers to connect with their personal bank and/or a qualified mortgage lender, however this is not required to continue the relationship. If you need assistance with this process, please see the staff, broker or experienced agent.
Due to our Agency Relationship, we must obey if a Seller of any real property, instructs a salesperson or associate broker of SVN Innovative Commercial Advisors to only allow a viewing of their property with a written pre-qualification from a buyer from their agent.
